We offer our clients a bespoke service to suit their requirements combined with flexible fee structures depending on the client’s needs. We offer either a Let Only service to a Fully Managed service.
The fee for a managed serviced can be adjusted depending on how much involvement the landlord wishes us to have.

There is often a perception that our fees are going to be high in comparison to other agents, but the fact is that we are extremely competitive. Fee structures are flexible and reductions will be arranged for landlords with multiple properties, or for those landlords handing over already occupied let properties.
Our typical fees for a single property landlord are as follows: –
Let Only: Fee based on 78% (65%+VAT) of the first months rent subject to a minimum fee of £480 (£400+VAT).
Fully Managed: Initial letting fee of £240 (200+VAT) then monthly commission of 10% (8.33%+VAT).

We provide services, beyond the initial letting, to our Let Only landlords, to include inspections, rent reviews, issuing new paperwork, serving notices and assisting with end of tenancy matters. These are all chargeable on a job by job basis.
Other costs may include the production of an Energy Performance Certificate (if required), the production of a floor plan (if requested) and the cost of the services of a professional independent inventory provider. We have access to some excellent contractors to provide these services and we continuously monitor their level service and their costs.

Experience is key to a successful relationship between the landlord, agent and the tenant, and between us we have a huge amount of experience giving our clients confidence that their property is in safe hands. To further back up the experience clients are reassured to know that we are a professionally regulated firm being members of the Association of Residential Letting Agents (ARLA), the Royal Intuition of Chartered Surveyors and The Property Ombudsman.
The lettings team is made up of Richard Banks who is a licensed ARLA agent as well as a Chartered Surveyor, Andrea Jordan who is an experienced Property Manager and Ruth Goodman who manages the client accounts. The core team receives further support, particularly with marketing of letting properties, from several others in the office.
