2018 has been a challenging and changing year in the residential property market.
There is a slowdown but it is risky to say everything is standing still.
Quality transactions are taking place despite the malign influence of Brexit and stamp duty.
The list of must haves for buyers is changing. There is an emphasis on value for money, whatever the price and type of home.
Perhaps there is less appetite for doer-uppers than a few years ago. More buyers with less time are looking for their ready to live in property.

One of the biggest considerations for buyers is Broadband speed and mobile phone reception. Over one fifth of our buyers on our data base work full or part time from home. This falls within the bracket of greater flexibility in houses. There is a strong demand for properties with potential to convert outbuildings into ancillary accommodation, offices or holiday lettings/airbnb accommodation.
Interestingly, not all retirement buyers are downsizing. They are keen to have their space to create a family hub for family to return to.
We are lucky enough to have sold some fabulous houses during 2018 and these include;
Bramley House in west Worcestershire was a very pretty extended listed cottage with around 4.7acres and an excellent large garage building. It was marketed at £625,000.
Derwen Barn, Kinlet on the Shropshire/Worcestershire borders. This was a fascinating contemporary newly converted Dutch barn which was sold with a guide price of £750,000. It occupied a wonderful setting close to the Wyre Forest and stood in over 4 acres.
Salways Farmhouse, a handsome listed family home with Georgian façade and earlier rear timber framed section was sold just outside the very popular village of Hallow. This was marketed with a guide price of £650,000.
12a Westbourne Street, Bewdley, a charming historic listed townhouse was sold with a guide price of £195,000. This strong sale reflected a significant demand for Bewdley property.
